CASE STUDY

The Kingsway Project


Stage 1: Concept and Design

The project commenced with a detailed assessment of the existing structure, laying the foundation for a thoughtful design process. The primary objective was to add two new storeys to accommodate five spacious, self-contained flats designed for modern living. This required a design that not only maximized the available space but also maintained architectural consistency with the original building. The design process focused on creating a natural extension that blended seamlessly with the existing structure while meeting the demands of contemporary residential living.

 

Stage 2: Planning and Approvals

To move forward, all necessary permissions were secured to ensure the project adhered to local building regulations. The design and plans were carefully reviewed to address any potential challenges, such as structural requirements and aesthetic considerations. Collaboration with planning authorities ensured a smooth approval process, allowing the project to progress without delays.

 

Stage 3: Construction and Realisation

The construction phase required meticulous planning to integrate the new storeys with the existing building. Key elements included:

The HW New build 
Stage 1: Acquisition

This project began with the acquisition of a large plot of vacant land situated in a serene woodland environment. The site presented unique challenges, including development restrictions that limited the amount of land that could be built upon. These restrictions also required the design to have an organic form and maintain a low profile to integrate seamlessly with the natural surroundings. These conditions formed the foundation for the project’s innovative design approach.
 

Stage 2: Planning and Permissions

As part of the collaborative effort, our team contributed to obtaining the necessary planning permissions:

  • Local council regulations imposed strict limitations on building height and size.

  • These challenges were successfully navigated to develop a compliant and aesthetically pleasing single-storey design.

By adhering to local regulations and maintaining close collaboration with all stakeholders, the project moved smoothly into the construction phase.
 

Stage 3: Construction and Realisation

The construction phase required meticulous organisation to overcome several challenges and bring the vision to life:

  1. Curved Façade: The organic design required precise techniques to achieve the curved architectural elements.

  2. Land Level Adjustments: The natural contours of the site necessitated careful groundwork and structural planning.

Through close coordination with the project team and stakeholders, the construction challenges were resolved, leading to the successful realisation of the project.
 

Conclusion

The HW New Build is a state-of-the-art, four-bedroom family home that harmoniously integrates into its woodland surroundings. Despite restrictions and challenges, the collaboration achieved:

The Granton Bungalow Transformation

CASE STUDY

 

Stage 1: Acquisition


This project began with the purchase of The Granton, a modest single-storey bungalow acquired at auction. Although the original structure was limited in both space and potential, we saw an opportunity to completely transform the property into a luxurious, modern home by utilizing the large plot and securing planning permission for a significant rebuild.

 

Stage 2: Planning and Permissions


After acquiring the bungalow, we sought and obtained planning permission to extensively redevelop the property. The approval allowed us to almost entirely demolish the existing bungalow and rebuild it into a three-storey, six-bedroom luxury home. This marked the beginning of a bold transformation, shifting from a small, outdated three-bedroom structure to a spacious and opulent family residence.

 

Stage 3: Construction and Rebuild


Once planning permission was secured, the original bungalow was nearly razed to the ground, and we embarked on constructing a large, three-storey home with a focus on open-plan living and luxurious finishes. The new property was meticulously designed to offer six spacious bedrooms, including an ensuite master bedroom, three bathrooms, and expansive living spaces. The heart of the home is a large, open-plan kitchen and living area, complemented by a second reception room, a utility room, and an outbuilding in the garden for additional functionality.

 

Stage 4: Garden Landscaping and Finishing Touches


To complete the transformation, we fully landscaped the large garden, creating a beautifully designed outdoor space that complements the grandeur of the house. The garden features an outbuilding, adding even more versatility to the property. High-end finishes were applied throughout the interior and exterior of the home, with premium materials and attention to detail ensuring an exceptional final product.

 

Stage 5: Project Outcome


The result of this transformation was a stunning, spacious six-bedroom home with three bathrooms, designed for modern family living. The property’s large, open-plan layout, luxurious finishes, and landscaped garden make it a truly exceptional home. The project exemplifies our ability to take a modest, single-storey bungalow and reimagine it into a premium, high-value residence that meets the demands of contemporary living.

 

Conclusion


This project demonstrates our capability to maximize a property’s potential through bold, transformative design and expert execution. By securing planning permission and nearly rebuilding the entire structure, we turned a basic bungalow into a three-storey, luxury home with exceptional finishes and carefully landscaped surroundings. The Rose Residence Redevelopment Project

Stage 1: Acquisition


This project began with the purchase of a severely dilapidated, abandoned single-family home at auction. The property, situated on a large plot of land, was in a state of disrepair and required a full transformation. Despite its condition, the plot's size and location presented an excellent opportunity for redevelopment and value creation.

Stage 2: Planning and Permissions


Recognizing the potential to maximize the value of the land, we carefully planned a strategic redevelopment of the existing property. We obtained all necessary permissions to split the original structure into two modern four-bedroom homes. This process involved detailed architectural planning, consultations with local authorities, and overcoming the challenges of transforming a neglected property into a valuable asset.

Stage 3: Construction and Remodeling


The original, dilapidated structure was completely remodeled and extended. Through thoughtful design and high-quality construction, we created two distinct, spacious homes, each with open-plan layouts, high-end finishes, and modern design elements. These homes not only revitalized the plot but also enhanced the appeal and functionality of the site. Both properties were constructed efficiently and completed to the highest standards, ensuring they would attract premium tenants.

Stage 4: Leasing and Income Generation


Upon completion, both four-bedroom properties were successfully rented out, generating a strong rental income stream. This marked the first phase of the site's transformation and demonstrated our ability to deliver high-quality rental properties while creating long-term value for investors.

Stage 5: Future Development


We are currently awaiting planning permission for the next phase of the project, which involves developing two additional homes on the remaining land. The success of the initial phase has set a solid foundation for future growth, and we are confident in securing the necessary approvals to expand the project further, unlocking additional value from the site.

Conclusion


This project showcases our expertise in identifying undervalued properties, obtaining necessary permissions, and executing high-quality transformations that not only add value but also generate consistent rental income. The Albany Bungalow Conversion 

Stage 1: Acquisition

The project began with the acquisition of a traditional two-bedroom bungalow. The original structure was in need of modernisation and lacked the spaciousness required for a growing family. Recognizing the potential of the property, we aimed to create a contemporary, luxurious living space that could enhance both the functionality and visual appeal of the home

Stage 2: Planning and Permissions

Once the design concept was finalized, we proceeded with securing the necessary planning permissions. This involved liaising with local authorities to ensure that the proposed loft conversion, rear, and side wrap-around extension complied with local planning regulations. Additionally, the design adhered to regulations concerning the overall height of the loft conversion, the outbuilding, and the proximity to neighbouring properties. With these approvals in place, the project was cleared to move forward


Stage 3: Construction and Remodeling

The construction phase involved significant structural work to bring the vision to life. Key components included:

A rear and side wrap-around extension that expanded the living space, providing a seamless transition between indoor and outdoor areas. A loft conversion, which added valuable upstairs space, transforming the original two-bedroom bungalow into a spacious five-bedroom family home.  Our team completed the interior remodeling, with every room reimagined to maximize functionality, flow, and aesthetic appeal. 


Stage 4: Leasing and Income Generation

The transformation significantly enhanced the property’s value, making it an attractive asset for future rental or sale. The additional bedrooms and upgraded living spaces, coupled with its modern amenities, position the home as a potential high-end rental property or a valuable asset for long-term income generation


Conclusion

The Albany project successfully transformed a dated, cramped bungalow into a luxurious, modern five-bedroom family home. The design and construction team delivered on the brief to enhance both the functionality and aesthetic of the property. The thoughtful extensions, loft conversion, and interior reconfiguration breathed new life into the space, creating a home that stands out for its contemporary design, practical layout, and luxurious touches. We were tasked to bring a vision to life for the transformation of a disused workshop in London into two high-end residential houses. The property’s unique industrial character offered an excellent foundation for the development. Our role focused on delivering the development and ensuring that every aspect of the project met the highest standards of quality and craftsmanship.

 

Stage 2: Planning

We worked to ensure that the approved plans were executed seamlessly. The design called for the conversion of the workshop into two luxurious three-bedroom houses, each with its own ensuite bathrooms and open-plan living areas. Our expertise in interpreting and implementing architectural designs was pivotal in bringing the project to fruition.

 

Stage 3: Construction and Project Management


The construction phase involved significant structural work to extend the property and adapt the workshop layout into modern residential spaces. From groundwork to finishing touches, our team meticulously executed the plans, ensuring precision and attention to detail at every stage. Stage 4: Market Positioning


The completed houses, with their premium finishes and thoughtful layouts, were positioned for the high-end London market. By working closely with the project manager we ensured the final product aligned perfectly with the demands of discerning buyers seeking stylish and functional living spaces in a prime location.

 

Stage 5: Project Outcome


The conversion of the workshop into two exceptional residential properties was completed to the highest standard. Both houses reflect a seamless blend of modern living and refined craftsmanship, delivering significant value  and strong market appeal. This project showcases our ability to execute complex developments with precision and excellence.
